St Marys is a real town centre with its own station on the T1 Western Line, around 46 km from the Sydney CBD and right next to Penrith. It has established brick and fibro homes on bigger blocks, plus a growing number of new units and townhouses near the station. Those are two very different loans, and lenders treat them differently.
Units in St Marys have been selling for well under $800,000, where eligible first home buyers pay no NSW stamp duty and can buy with a 5% deposit and no LMI under the government's 5% Deposit Scheme.
Bought a unit or a small home years ago and need more room? We work out what you can borrow before you start looking, including whether your equity can go towards the next place.
St Marys has a big rental market and lots of new supply coming. We set up investment loans so they don't tie your home to the investment, and we leave price predictions to you and your accountant.

St Marys is a renter's suburb. At the 2021 Census just over half of St Marys households were renting, compared with about a quarter who owned with a mortgage. For a lot of those renters, buying is closer than they think.
Units in St Marys have been selling for well under $800,000, which means an eligible first home buyer pays no stamp duty in NSW, and can buy with a 5% deposit and no lenders mortgage insurance under the government's 5% Deposit Scheme. On a $700,000 unit, that's a $35,000 deposit plus costs.
Houses are a different sum. St Marys houses have been selling for over $1m, which is above the first home buyer stamp duty cap. Our guide to how much deposit you need in Penrith in 2026 walks through both, with worked examples. We check every scheme and concession you're eligible for as part of our first home buyer home loans service.
Plenty of St Marys owners bought a unit or a small home years ago and now need more room. If you've built up equity, you may be able to use it towards the next place without selling first, or line up a bridging loan so you're not stuck between two settlements. We'll work out what you can borrow before you start looking, with a pre-approval based on the lenders' real numbers, not an online estimate.
St Marys has a big rental market and lots of new supply coming, so we help investors look at the numbers both ways: what a property rents for today, and how the loan is structured for tax and future borrowing. We'll set up investment loans so they don't tie your home to the investment, and we don't make predictions about prices. That's your call, with your accountant.
If your son or daughter is trying to buy in St Marys, a guarantor loan can let them buy with little or no deposit, using part of the equity in your home. We talk it through with the whole family and make sure everyone gets independent legal advice.
