Do you charge fees for your mortgage broker service in the Blue Mountains?

Can you help me if I’m a first home buyer in the Blue Mountains?

Absolutely. From 1 October 2025 the expanded First Home Guarantee offers eligible buyers a 5% deposit with no LMI on homes up to $1.5m, with no income caps or place limits — and most Blue Mountains homes fall under that cap. We’ll also check the NSW First Home Buyers Assistance Scheme (no stamp duty up to $800,000, a concessional rate from $800,000 to $1,000,000) and any grants you may be eligible for.

Can you get finance for a bushfire-prone property?

Yes — this is our home turf. Almost all of the Blue Mountains is bushfire-prone land, and valuers assign a risk rating; higher-risk properties can mean a larger deposit or a lender that’s comfortable with the rating. We know which lenders are comfortable with bushfire-prone blocks and how to present them.

How does bushfire risk affect insurance and my loan?

Adequate building insurance is effectively a lending requirement, and in higher-risk pockets cover can be dearer or harder to obtain. We help you line up a lender that’s comfortable with the property and get you an insurance-ready pre-approval so it doesn’t fall over late in the process.

How long does the home loan process take?

A straightforward pre-approval can be turned around in a few days. Full approval and settlement typically takes four to six weeks from application, depending on the lender and how quickly documents come together.

Do I need to come into your office?

Not unless you want to. We meet plenty of clients at our Glenbrook office, but we’re just as happy over phone, email, video call and digital signing.
