Why local matters

Home loans in Katoomba, from people who live up here.

Katoomba buyers tend to be first home buyers priced out of the plains, families moving up from the Lower Mountains, and people making a tree change from Sydney. Each one needs a different conversation with a lender.

✓

First home buyers

Katoomba units have been selling for well under $800,000, where eligible first home buyers pay no NSW stamp duty. Most Katoomba houses sit between $800,000 and $1m, where you get a stamp duty concession rather than a full exemption.

✓

Tree-changers and upsizers

Selling in Sydney and buying up here? We work out what you can borrow before you list, and whether a bridging loan makes sense so you're not stuck between two settlements.

✓

Refinancing

More than a quarter of Katoomba households are paying off a mortgage. If you haven't checked your rate in a couple of years, we'll compare it against 70+ lenders and tell you honestly whether moving is worth it.

What our clients are saying

Common questions from Katoomba buyers

Do you have an office in Katoomba?

No. Our office is on Park Street in Glenbrook, about 40 minutes down the highway, and we also see clients at our Windsor office by appointment. Most Katoomba clients do everything by phone and video, but you're welcome to come in.

Can I buy in Katoomba with a 5% deposit?

If you're an eligible first home buyer, yes. The 5% Deposit Scheme lets you buy with a 5% deposit and no lenders mortgage insurance, and its price cap covers most Katoomba homes. Units under $800,000 also pay no stamp duty for eligible first home buyers.

Will a lender finance a house on bushfire-prone land?

Yes. Most Katoomba homes are on or near bushfire-prone land and lenders finance them every day. You'll need building insurance from settlement, so get a quote early.

Do you charge a fee?

No. The lender pays us when your loan settles.

General information only. Eligibility criteria apply.

What lenders look at on Katoomba properties

Three local things can change a lender's view, and it pays to know before you bid:

  • Bushfire-prone land. Much of Katoomba backs onto bush. You'll need building insurance in place from settlement, so get a quote before you exchange, not after. If you're planning to renovate or rebuild, the bushfire attack level (BAL) rating sets how you have to build, which feeds straight into the cost and any construction loan.
  • Heritage conservation areas. Parts of Katoomba, including Katoomba South, Crown Village, Grimley Estate and Norths Estate, are heritage conservation areas under the Blue Mountains planning rules. That doesn't stop a loan, but it can limit what you can change, so a knock-down-rebuild plan needs checking with council first.
  • Older homes. Many Katoomba houses are 80 to 100 years old. Valuers notice condition, and so do lenders. A building and pest inspection is money well spent, and we'll tell you if a property is likely to value short.

The lender pays us when your loan settles, so there's no broker fee. The same person stays with your loan from the first chat to the keys.

Who we help in Katoomba

First home buyers

Katoomba is one of the more affordable places to buy a house within the Greater Sydney area, and the numbers work differently here than they do on the plains.

Units in Katoomba have been selling for around $630,000. Under $800,000, an eligible first home buyer pays no stamp duty in NSW. Houses have been selling for around $915,000, which falls in the concession band between $800,000 and $1m: you pay some stamp duty, but a lot less than the full amount.

Under the government's 5% Deposit Scheme, you can buy with a 5% deposit and no lenders mortgage insurance. On a $900,000 Katoomba house, that's a $45,000 deposit plus stamp duty and costs.

We work out every scheme and concession you're eligible for as part of our first home buyer home loans service, then get you a pre-approval so you know your budget before you start going to opens.

Tree-changers and upsizers

Plenty of people buying in Katoomba are selling somewhere else first, often in Sydney or the Lower Mountains. Getting the order right matters: buy first and you may need a bridging loan, sell first and you may need somewhere to rent in between. We'll show you both options with real numbers before you sign anything.

If you're working for yourself (a lot of people up here are, in tourism, trades and creative work), lenders want to see your income a certain way. Our self-employed home loans page explains what to have ready.

Refinancing

At the 2021 Census, 28% of Katoomba households owned their home with a mortgage. If your loan is a few years old, there's a fair chance you're paying more than a new customer would. We'll review your loan for free and only suggest refinancing if it actually saves you money after costs.

Investors and holiday homes

About one in six Katoomba homes was empty on Census night, well above the NSW average, which tells you how many holiday homes and short-stay rentals there are. If you're buying one, know this up front: lenders treat short-stay income differently from a normal lease, and some won't count it at all. We find the lenders that will, and set up investment loans so they don't tie your home to the investment. Price predictions are your call, with your accountant.
