Faulconbridge clients are mostly families, and the question is usually the same: how much house can we afford up here? Justin and the team at our Glenbrook office are 15 minutes away, so you can sit down with us in person.
Moving up to a bigger home? We work out what you can borrow before you list, how to use the equity in your current place, and whether to buy first or sell first.
Kids, childcare and a part-time income all change what a lender will offer. Lenders assess them differently, so comparing 70+ of them can open up a bigger budget.
Paying off a loan set up years ago, or trying to buy your first place over $1m? We'll show you what switching would save, or what the deposit and stamp duty really add up to.
Whatever you’re trying to buy, build or restructure — there’s a lender on our panel for it.
Buying your first home? We'll walk you through the 5% deposit scheme, the stamp duty concessions and what your budget can realistically buy in the suburbs you're looking at.

We’ll get to know your goals, your situation and what kind of loan you actually need. No commitment, no pressure.
We compare across 70+ lenders and come back with two or three real options, explained in plain English — rate, repayments, features and total cost.
We handle the paperwork, chase the lender, and keep you in the loop the whole way. You sign — we do the rest.
We don’t disappear once your loan settles. We review your rate annually and we’re always a phone call away if your situation changes.

We’re not a call centre or a faceless online form. When you work with Lend Local Co, you get a small, tight-knit team of mortgage professionals who live and work in the same community you do.
From your very first call to the day your loan settles, you’ll deal with the same people — people who remember your name, understand your goals, and pick up the phone when you ring.

Only on homes under $1 million. Under $800,000 an eligible first home buyer pays no NSW stamp duty, and between $800,000 and $1 million they pay a reduced amount. At $1 million or more, full duty applies.

Most of our Faulconbridge conversations are about a family home: buying a bigger one, borrowing enough for it, or getting a better deal on the one you've got. We compare home loans from 70+ lenders to answer that properly.
Faulconbridge is where a lot of Lower Mountains families move when they run out of bedrooms. At the 2021 Census, 48.3% of homes here had four or more bedrooms, compared with 33.9% across NSW. If you already own in Springwood, Glenbrook or down on the plains, the equity in that home is usually the deposit for the next one. We work out what you can borrow before you list, and whether you buy first with a bridging loan or sell first and rent for a few months. Both cost something, so we'll put the numbers side by side.
Lenders look at more than your pay. Every dependant, childcare bill, car loan and credit card limit comes off what they'll lend, and a second income on part-time hours or parental leave is treated differently from one lender to the next. Faulconbridge households earned a median $2,152 a week at the 2021 Census, well above the NSW median of $1,829, yet a good income doesn't always turn into the budget a family expects. That gap between lenders is where a broker earns their keep.
At the 2021 Census, 48.2% of Faulconbridge households were paying off a mortgage, compared with 32.5% across NSW. If yours was set up a few years ago, a new customer could well be getting a better rate than you. We'll review your loan for free and only recommend refinancing if it saves you money after costs. A refinance is also the usual way to release equity for an upsize or an extension, so we look at both at once.
Faulconbridge is a big first step, and it's better to know why up front. Houses here have a median value of around $1.06 million. Once a home costs $1 million or more, an eligible first home buyer in NSW gets no stamp duty concession and pays full duty, which runs to tens of thousands of dollars on top of the deposit. Homes under $1 million still get the concession.
It can still work. The government's 5% Deposit Scheme lets you buy with a 5% deposit and no lenders mortgage insurance, up to the price cap for the area, and we'll check the cap for the exact property. Our first home buyer home loans service works through every scheme and the real upfront cost before you bid.
